RMC (Residents' Management Company) and RTM (Right To Manage) directors are usually leaseholders who have taken responsibility for running their block. An RMC is a company that is party to the lease, in which the leaseholders hold the shares or at least a majority of them, or make up the membership where it is limited by guarantee, and which usually carries the repairing obligation; an RTM company is one leaseholders form under the Commonhold and Leasehold Reform Act 2002 to take over the management functions the lease gives the landlord, and any it gives a management company party to it, apart from those relating to re-entry or forfeiture, or concerning only a unit no qualifying tenant holds. Most still run it on email chains, shared spreadsheets and a group chat, where decisions get buried, invoices go unchallenged, and nobody can find what was agreed six months ago.
